Case Study: SELF-CATERING RISK ASSESSMENTS

Our consultant, working with our client at Cameron Lodge Roshven, conducted a full access survey of the property. In preparation for the submission to the local authority for the proposed licensing scheme, ASSC code of conduct, coming live in October 2022, we engaged with our client and advised that the premises required a fire risk assessment to PAS 79:2020 standards. In addition, we provided expert fire safety advice in line with guidance from the Scottish Fire & Rescue Service.

We then reviewed the water safety standards in line with the proposed licensing requirements. The water supply in respect of this property is supplied by private bore hole with a 2-stage mechanical and UV filtration system to the whole property. Our Legionella management plan and risk assessment found that the water safety standards, within this property exceeded all recognised public water safety standards.

Our assessments, both fire and water safety, were meticulously prepared in preparation for the owner’s submission to the local authority of all required documentation to successfully support the license application.

We at Ross Miller Safety & Security are proud of the services we provide and can offer this fixed fee service of £250, to self-catering property owners whose letting arrangements fall within the forthcoming licensing criteria.
